The Uniform Standards of Professional Appraisal Practice (USPAP) is a comprehensive set of standards and guidelines that provide the appraiser with guidance for performing professional appraisals, appraisal reviews, and consulting agreements. The USPAP were approved and adopted in 1989 by The Appraisal Foundation (TAF), a not for profit organization dedicated to the advancement of professional valuation. The Standards give users of appraisals a benchmark of professionalism with which to gauge the performance of the appraiser. The Standards also offer the appraiser guidelines to measure his or her own performance.
